Who wants to shine, grow and become something more?

Tilford Enterprise Centre as a concept envisions an eclectic mix of businesses, providing a boost to the local economy in many ways.

We don’t see it as any one thing, but rather a community of activity, of interest to one person enterprises to small and growing businesses.

We visualise businesses such as design studios, commercial kitchens, car restoration, furniture makers, arts & crafts, textiles, physiotherapies, some office based such as accountants and architects, maybe IT and eCommerce, perhaps a brewery or distillery.

The usage in planning terms would potentially be A1, A2, B1, B8, D1

These definitions are taken from the Planning Portal but we envisage the ones we have highlighted in bold.

  • A1 Shops - Shops, retail warehouses, hairdressers, undertakers, travel and ticket agencies, post offices, pet shops, sandwich bars, showrooms, domestic hire shops, dry cleaners, funeral directors and internet cafes

  • A2 Financial and professional services - Financial services such as banks and building societies, professional services (other than health and medical services) and including estate and employment agencies.

  • B1 Business – Uses which can be carried out in a residential area without detriment to its amenity. This class is formed of three parts:

    • B1(a) Offices - Other than a use within Class A2 (see above)

    • B1(b) Research and development of products or processes

    • B1(c) Industrial processes

B8 Storage or distribution - This class includes open air storage.

D1 Non-residential institutions - Clinics, health centres, crèches, day nurseries, day centres, schools, art galleries (other than for sale or hire), museums, libraries, halls, places of worship, church halls, law court. Non-residential education and training centres.

The planning details will include the usages which Tilford Enterprise Centre will offer. As owners we will be looking closely at those uses and the Stakeholder Tenancy applications, to ensure that whilst we achieve the eclectic mix we envisage, we also move ahead with a good blend for the location.

We also plan for a number of storage units to complement the studios, providing tenants and others with an additional facility.

The process we’re establishing will determine the range of usage requirements so we will have a clear picture as to the variety of businesses wanting to be based at Tilford Enterprise Centre.

We think our approach will offer a clarity to the planning application in the sense that the market will determine the details.

There is so much variety within micro business it’s impossible to second guess the rainbow of colours existing locally.
